Project Manager vs. General Contractor for Rehab investors
  •       The right Project Manager has the same knowledge as a general contractor.

  •        General Contractor will sub contract work out and charge on top of the price to make a  
    profit.  (After all he does need to pay for his own time to handle the subs)

  •        Project Manager will sub out but remember he makes his money by saving you money
    because he gets paid a percentage of the profit.

  •        General Contractor works for himself and is going to get a check from you in the end no
    matter what happens with the project if it sells quickly or not whereas a Project Manager works
    for you and if he doesn’t save you money and get the job done quickly he will make less money
    because again he makes a percentage of the profit.

  •        Project Manager should provide you with a daily progress and budget report. With a
    General Contractor he is rarely at the job site only his supervisors under him and the workers
    therefore leaving you to make sure everything is right whereas a Project Manager is on site
    dealing with the daily and hourly issues of all aspects of the project leaving you free to go on with
    daily duties which should include looking for the next rehab investment opportunity for him to take
    on for you.
